Off season runs approximately January 5 – March 31. Peak season runs approximately April 1 – January 4.
A two night standard minimum is required. We reserve the right to require a 3 to 4 night minimum on holidays, peak season and any special events. Rates and conditions are subject to change without notice.
One night rent + transaction fee will be required for all reservation deposits.
America’s Cabins, Inc. accepts Visa, Master Card, Discover, Cash, Money Orders, Cashiers and Travelers Checks. Sorry, NO personal checks. Credit Cards used for payments must be in the name of the person using the card. Credit Card holder must be present at check in and have a valid driver’s license and the credit card used to make the reservation at check in. If the credit card holder is not going to be occupying the unit (unit being used by another party) card holder must notify our office prior to confirming the reservation and provide the following documentation (not limited) faxed copies of the credit card front & back, faxed copies of their driver’s license of the card holder and a signed America’s Cabins, Inc. rental contract.
If you are using a debit or credit card there will be an automatic $100.00 pre authorization run on your debit card the day of your check in. This will automatically fall off within 10 business days.
For those of you who do not have a valid credit or debit card on file with America’s Cabins, Inc. there will be an additional $100.00 cash security deposit required. This deposit will be refunded with in 30 calendar days if there are no damages or missing items reported.
Balance due will be required 30 days before your arrival.
Persons making the reservation must verify the exact number of guests that will be staying in the cabin. Smoking/Non Smoking and pet friendly will also need to be verified at the time of reservations.
TENNESSEE LAW (T.C.A. SEC 62-7-107) PROVIDES THAT PROCURING ACCOMMODATIONS UNDER FALSE PRETENSE (SUCH AS HAVING MORE GUESTS THAN STATED) IS A CRIME PUNISHABLE BY FINE UP TO $500.00 AND/OR IMPRISONMENT UP TO 90 DAYS.
Should you need to reschedule this reservation, we require a 30-DAY NOTICE PRIOR TO YOUR ARRIVAL DATE. If you reschedule your reservation after 30 days of check in you will be charged for the remaining balance. We will hold your deposit for 160 days after the original planned date. If your reservation is not completed (you have not checked in and checked out) by this time, you will lose all deposited money. Only one change is allowed per reservation. There is a $20.00 charge for changes.
We at America's Cabins know that sometimes things happen. In order to be more prepared for the unlikely event we offer and suggest you purchase rental insurance through Travel Guard ( 1.877.249.5376) Please reference America's Cabins Inc. 192013 and product 008574 for the best customer support. By signing the below rental agreement you chose to purchase this insurance or be liable for all money lost. ANY CANCELLATION MADE WILL RESULT IN THE LOSS OF Any Deposit.
Any reschedules may require additional charges. If you downsize to a smaller cabin or downsize the number of nights, you will still be required to pay the original price per night. If you upgrade to a larger cabin or the number of nights, you will be required to pay the difference between the current rate, and the rate as shown on your original reservation. No shows will lose their deposit and be charged the remaining balance. If a dispute occurs, we reserve the right to cancel your reservation at any time without refund.
SHOULD THE NEED ARISE IN AN EMERGENCY; WE RESERVE THE RIGHT TO MOVE GUESTS TO ANOTHER CABIN PRIOR TO ARRIVAL WITHOUT NOTIFICATION.
Key codes will only be issued after balance of stay is paid in full. If you are locked out of your unit and someone has to come unlock the office or the cabin, there will be a $50.00 charge which must be paid before new keys can be issued. If your cabin has a lock box, please keep the key in the box at all times to prevent you and your party from being locked out of the cabin. If any America’s Cabins maintenance or service personnel need to enter the property and no key is found, you will be charged a $50 fee.
Guests assume full responsibility for all damages, excessive cleaning (smoking in a non smoking cabin, pets, and parties, etc.) and for missing items including towels and linens. Each renter is responsible for leaving the cabin in order before checking out. We ask that you gather trash and that all dishes are washed and put in their proper place before your departure. A minimum fee of $ 75.00 will be charged if excessive cleaning is required (smoking, bubbles in the hot tub, etc.)
Our accommodations are privately owned dwellings with the owner’s furnishings. We do not guarantee any amenities during your stay. You are responsible for any damages or missing items that occur during your stay. America’s Cabins, Inc. cannot and will not be held responsible for any personal belongings whatsoever. Amenities such as game tables, hot tubs and their covers, and Jacuzzis are for your enjoyment. However, should you damage or lose anything in the unit you will be charged for their repair or replacement. PLEASE IMMEDIATELY REPORT ANY DAMAGES.
All guests (that are not Remote Check-in) must check in at our office located at 1235 East Parkway Suite 8 Gatlinburg, TN 37738. Check in time is from 3:00 p.m. to 6:00 p.m. In the rare event additional cleaning is required from the previous tenant, the maids reserve the right to occupy the unit until it is cleaned and ready for your check in. Please call the office if you anticipate arriving after office hours (6:00 pm EST) or on Sunday. Check out is 11:00 a.m. Eastern Standard time. On the day of your departure, please call 865-436-7728 to officially check out.
Remote check-in is done via fax, scanner and email. We obtain the rental agreement, a copy of your driver’s license and credit card and sign credit card slip ahead of time. After those items are in we send you directions and you would call the day of arrival for the code to the property. This is usually done for our Pigeon Forge properties, Late Arrivals and Sunday Check-ins or when our area is busiest. However should you want to check-in at our office. We will be more than happy to check you in personally.
All of our units are fully furnished with cookware, coffee pots, microwaves, toasters, glasses, silverware and dishes, etc. We provide linens and towels, and a starter supply of the following: dish liquid and detergent, 1 roll of paper towels, 1 roll of toilet tissue per bath, and 1 load of laundry detergent (if applicable). All units are thoroughly cleaned after each guest’s departure. There is no daily housekeeping during your stay. Turn the thermostat to 55 degrees in the winter and 75 degrees in the summer. Please remember to lock all windows and doors
Gas and wood fireplaces will be operable from October 1 thru April 1st. Please do not burn anything, make adjustments to or changes in the gas log fireplace. Any problems with Gas Logs, please notify the office. When burning in wood fireplaces check and make sure the flue is open. Reach up into the fireplace, find the flue handle and push up to open. The renter will be responsible for their own firewood. If you adjust, rearrange logs, or change anything on the gas fireplaces, there will be a $65.00 service charge to correct. Gas will be turned off to the fireplaces during the off season
Each unit is privately owned and some offer amenities that are not available in each location. All of the units that are managed by America’s Cabins, Inc, offer local phone service and cable or satellite. Each guest will need a calling card, 800 number access or call collect to make a long distance call. The type of television service will be determined by individual owners. Premium channels are not typically provided. As in any home, appliances, hot tubs, A/C and heating units, satellite TV, fireplaces, etc. may malfunction on occasion and while we do not offer refunds or discounts for such malfunctions, we will make every effort to correct any deficiencies as soon as possible during regular business hours.
Remember there are certain health risks associated with the use of Hot Tubs, Jacuzzis and Saunas. Each registered guest is responsible for informing their guests of the possible risk and they are responsible for their own safety. Each Hot Tub is cleaned, sanitized and serviced with the correct chemicals after each guest departure. Please enjoy the hot tubs, but please do not use soap, shampoo, bubble bath, or bath oils as these products will damage the internal working and operation of the tub. Hot tub covers are to be kept on the hot tubs at all times unless the tub is in use. Do not sit, stand on or mistreat any hot tub cover. A minimum of $350.00 for the cover and a minimum of a $65.00 installation charge will result in damage to tub covers. Please see the full list of regulations for the use of the hot tubs posted by each hot tub. All of our units are well maintained, however we are not responsible for malfunctions therefore no refunds or discounts will be offered or provided.
We have a select number of pet friendly cabins, however most are NOT pet friendly. We require a $75.00 non refundable deposit for ONE pet in a pet friendly cabin and $50.00 per additional pet. Please make sure your cabin is pet friendly before making your reservation. If you bring a pet into a non pet friendly cabin you will be charged a minimum of $125.00. No puppies, all pets must be under 25 lbs. Pets should never be left unattended in a rental without being in a kennel. In addition to the rental contract please be aware that there is an additional Pet Authorization form that needs to be signed and faxed back to us. All pets must be approved by our office. If you do not have documentation for approval of your pet and are caught you will be charged a minimum of $125.00.
There are some units that allow smoking inside. For NON Smoking Units, there is absolutely no smoking permitted inside. If there is evidence of smoking inside the unit after your departure there will be a minimum extra cleaning fee of $75.00 for fumigation. You are more than welcome to smoke outside on the deck of any cabin or chalet.
America’s Cabins, Inc. performs regular maintenance on all cabins and makes every effort to keep all amenities in good working order. As in any home, appliances, hot tubs, A/C and heating units, satellite TV, fireplaces, etc. may malfunction on occasion and while we do not offer refunds or discounts for such malfunctions, we will make every effort to correct any deficiencies as soon as possible during regular business hours. Please report all maintenance issues immediately. If you request after hours maintenance for a non-emergency you will be charged a minimum of $95.00 per hour. Regular maintenance hours: 9am - 6pm ( Monday - Saturday) except holidays.
Roads in the mountains can be difficult during any season. Road surface conditions are not guaranteed at any time. Please ask about the road condition of the unit you are interested in when making your reservation. Some of the roads may be gravel or even dirt; however most of the roads are paved. Some roads are narrow but they are reasonably safe for the traffic conditions in and around the area. We at America’s Cabins, Inc. can not control the weather conditions in this region. The Sevier County Department of Transportation tries hard to keep the roads clear for our visitors. You should make all preparations for Ice, Snow, and rainy conditions. A 4-wheel drive vehicle and/or chains are highly recommended during the cold season. You will be responsible for you own travel needs. Some roads are steep with many curves. No changes or refunds will be given for fear of curvy or steep roads and driveways or weather conditions.
For the units with gas grills please make sure the gas is turned off after each use. For the charcoal grills, please make sure the ashes are removed from the BBQ after each use.
Please check your unit thoroughly prior to your departure for personal belongings. We cannot be responsible for items lost or left behind. After you have left and realize you have left something, call our office and we will make every effort to return items found in the units to you. Items that are reported by you after your departure will be mail back to you. There is a $20.00 service fee in addition to shipping fees charged for any item we have to send to you after your departure. After 30 days of departure, items will be released from our office.
Please be aware that you are in the mountains. Each of our units are treated for pests by a professional pest control company each month, however this does not mean that the lady bugs, wasps, ants, and other pests will not be around the units even inside the units during specific seasons. During these seasons, please keep windows and doors closed. For the larger critters (bears, etc.) please keep all food and trash in the outside critter proof containers.
After you have checked into your cabin and you are not satisfied and would like to be moved, we would be happy to do that for you if there is a like cabin available. If you would like to upgrade, you must pay the difference in the nightly rate plus tax and a upgraded cleaning fee. If you have stayed in the original cabin for more than 2 hours, you must pay an additional cleaning charge.
The Smoky Mountain area is growing rapidly and therefore it is necessary to plan for alternate routes to avoid traffic delays. Construction in the area of your rental is also possible. Please understand that America’s Cabins, Inc. has no control over construction and will not provide refunds for this reason. We will be more than happy to move you to another cabin of the same price, or upgrade you if we have availability to do so. You will be responsible for any upgrade charges.

Please ONLY use this number for after hour’s emergency purposes (locked out of unit, can't find unit, no heat, no water, etc.) If a call is made to the emergency phone and it is not a true emergency (hot tub issues, etc.) there will be a standard $50 charge.
FROM Interstate 40E: Take the Sevierville exit #407. At the bottom of the ramp, turn right onto Hwy 66. Stay on Hwy 66 and take the sharp curve to the right at Kmart-going towards Pigeon Forge and Gatlinburg. Pass through all the traffic lights until you get to a 5 mile stretch of wooded area. Once you get to the other side you will be in Gatlinburg. Go to traffic light 3 and turn left onto East Parkway (321). Go 2.2 miles and turn left into the Food City parking lot. Go to the shopping center on the right (behind the gas station). We are Suite 8.
Name your price offers are used to fill up days that have not already been booked. When a price offer is submitted, if it is after regular business hours it will not be processed till the next day were it can be review by management. Guest should note that just because a price is submitted it is not finalized till America's Cabins has approved the offer.
